Case Study 1 - Discrete Transactions

Our in-depth knowledge of our clients’ requirements allows us to facilitate transactions that would otherwise not be available.

The two examples below are those in which such a transaction was suitable for both parties.

Lewis Ellis have had a long standing relationship with the management of Deutsche Asset & Wealth Management and were aware of their interest in prime office investments in the heart of the City of London close to Crossrail.  In particular we were aware Deutsche Asset & Wealth Management had missed out on another office building in Finsbury Circus. 

We identified Park House to Deutsche Asset & Wealth Management as a potential disposal by the then owners M&G Real Estate.  It had been owned by them since the late 1950’s and had recently undergone a major refurbishment and ground lease regear from the City Corporation to create a Grade A office of approximately 196,000 sq ft together with 3 retail units.  The property had been let to a number of high quality tenants including Bloomberg, Cisco, City Index and Hugo Boss. 

A small number of investors were approached by M&G Real Estate on a confidential basis.  Our knowledge of the property and detailed due diligence meant we were able to secure the investment.  Working with the Deutsche Asset & Wealth Management team in both the UK and Germany, together with their other professional advisors, the transaction closed within the agreed short timescale.

As with Park House, Lewis Ellis have a close relationship with many of the fund managers at M&G Real Estate.  Through our sale of a Care UK property in Crowborough, we were able to identify a number of institutional requirements for care home investments, with one fund within M&G Real Estate being particularly keen to invest in the sector. 

With this knowledge we were able to discretely approach a number of known owners of similar investments and agents operating in the sector.  One such approach unearthed an owner willing to consider the disposal of The Chiswick Nursing Centre a 146-bed care home, let for a further 18 years with a RPI linked uplift after 4 years.

We were able to secure this property in an off market transaction to the satisfaction of both parties.
