Acting on behalf of Aberdeen Asset Management we advised on the sale of the Tweed Portfolio to Columbia Threadneedle for £18.15m, reflecting a net initial yield of 6.60%. 

The portfolio comprises one single let cash & carry unit and three well let industrial / trade counter estates in the southern half of the UK. Total lettable area of 241,395 sq ft over 21 units and currently let to 17 tenants, who are all in occupation. The portfolio has an AWULT of 7.35 years to lease expiry and 4.16 years taking into account break options. Well secured income profile to tenants including: Booker, Screwfix Direct, Grafton Merchanting, Wolseley (Plumbase), Edmundson Electrical and Multi-Tile (Topps Tiles). Current rental income of £1,270,893 per annum, with an average rent of £5.26 per sq ft.
