Acting on behalf of TH Real Estate we advised on the off market purchase of this data centre investment from The Wellcome Trust for £55m, reflecting a net initial yield of 5.67%.

The property comprises a prime Greater London data centre that was comprehensively refurbished in 2006 totalling 211,358 sq ft. The property is let to Infinity SDC Developments No2 Ltd, with a guarantee from Infinity SDC Ltd, for a term of 30 years at a current passing rent of £3,300,000 p.a. The rent is reviewed annually based on 3% p.a. fixed uplifts.
